USEFUL TIPS
Want to prolong life of asphalt? Start by having
adequate water drainage and solid stone base. Ultimately
start with 6 to 10 inch stone base. Soil graded and
compacted to provide water drainage. Geotextile fabric
rolled out over soil. Layer of #2 limestone, 2 inches
#57, 2 to 6 inches of crusher run limestone. Compact
each 3 inch lift. Leave elevation 3 ½ inches
below where you want final grade to be.
When should you seal coat
your asphalt? Twelve to eighteen months after
layed. Most of the chemicals leave the asphalt after
forty-five days, so it is possible to seal coat after
that time. Remember though that asphalt is an oil
base and sealer is a water base and they don’t
go together. Try spraying water on your asphalt if
you don’t see an oily film then you can seal
coat.
How often should you seal
coat? Every three to five years after initial
sealing. Unless you have a business with high traffic
areas then every year or every other year.
Why is seal coating important?
Prevent water penetration, sun oxidant, prevent deterioration
from leaking autos. It’s a relatively inexpensive
way to protect your asphalt as well has have a new
looking driveway every three years or so.
Is your concrete drive an
eye sore? Busting out the old and pouring new
concrete is too expensive? Let us put an asphalt overlay
on your existing drive. Besides the huge money difference
you’re also using your driveway the next day.
Trying to decide between asphalt
or concrete? What’s your preference if
cost doesn’t matter. Asphalt is cheaper to lay
and you can cover a larger area at a faster rate.
Asphalt is more flexible and therefore works better
on steep inclines. If you have any underground utilities,
then digging out and replacing the asphalt would be
much easier. However if your driveway also serves
has a patio area then the asphalt will be hotter to
sit on as well has furniture making places in the
asphalt.
